It's no secret that home prices are soft right now, and that homes can stay on the market for a long time. If you want to sell your home quickly and at a good price, you may want to consider a kitchen remodel. 

The kitchen is rightly called the heart of the home, and it's one of the most important psychological parts of the sale. Real estate experts say that the kitchen is the area of the home that will either make or break the sale. However, investing in an expensive, large kitchen remodel may not result in a huge payback. Remodeling Magazine's annual cost versus value report a kitchen "face-lift"- painting, refinishing surfaces, and upgrading appliances — will return more than a full redesign. A minor kitchen remodel with an average cost of $19,226 will yield in a payback of 79.3%.

Most of these rennovations should be simple when considering the style and colors of your kitchen, go neutral. Countertops, cabinets, backsplashes, etc. should look natural and subdued. Your surfaces and fixtures should be able to blend with many styles-- simplictity is key. You may also want to refrain from buying luxury items. Dont cheap out--but more times than not, its unnecessary to buy high end items and features. 

One closing thought: Before undergoing any fix-up-for-sale projects, talk to your real estate agent. They will be able advise you whether or not you need to make updates in your kitchen, and if it will pay off.
